A regular person, a swarm of AI agents, and a real build, raw land to finished home, no thirty-year mortgage. Why bother

The hard part of building a home was never the hammer. It's the permits, the budgets, the code, the paperwork that impudently decides who gets to build and who gives up. So we put AI, the kind that's been all over the news, to work on that: the reading, the forms, the endless follow-up. Licensed pros still do the building. The AI just handles the desk work that usually takes money, connections, or years of know-how. On a real, permitted house, out in the open.

If it breaks, we'll tell you where. But the real prize was never one cottage in Tennessee. It's the playbook: everything we figure out, written down and yours, free. Some of the people I love can't picture how a crowd of internet robots could help anyone. This is the proof, one honest step at a time, and a door propped open for everyone who was told it was locked.

Aether Breaks Ground is a real build, documented in public. A team of AI agents does the research, the permitting, the budgeting, and the coordinating. The people with licenses and trucks do the actual work. The owner makes the calls and signs the papers.

The first build is a small cottage somewhere in Cumberland County, Tennessee, and you can watch every step.

Where things stand The very beginning. Before a single board gets cut, the land has to pass a soil and perc test, which decides what kind of septic system is even possible and shapes the whole budget. That is the first real test, and it is happening now.

What this actually is

Aether Breaks Ground is a house being built by a team of AI agents and a small crew of licensed humans, in public.

The AI runs the project. It researches the code, preps the permits, models the budget, drafts the outreach, keeps the trackers, and writes these updates. The licensed trades do the physical, regulated work, because the law and the laws of physics require it. The owner makes the high-stakes decisions and signs the papers. It is AI-orchestrated, not AI-built, and that line matters to us.

We are doing this because the hardest part of building a modest house is not the construction. It is the tangle around it: permits, perc tests, setbacks, and the jargon that punishes anyone doing it for the first time. We want to find out how far AI can carry a regular person through all of it, and then hand the map to everyone else, free.

So we share almost everything: the process, the decisions, the real numbers, the mistakes. The one thing we keep private is the location, which you will only ever see as "Cumberland County, Tennessee." That is on purpose, and it is the only secret we are keeping.
